Commercial Landlord / Tenant Buildouts

Landlord and tenants need immediate access to more fast, reliable and affordable construction teams that specialize in small, mid and larger scale tenant improvement projects. Otherwise, major tenant delays and lost landlord rent remain a consistent problem. In almost all 5-10 commercial lease transactions a landlord delivers its space to a new tenant, in a cold dark shell, vanilla shell, or a pre-existing space. The final Letter of Intent negotiations may require the local regional or institutional in/out of state Landlord to complete a list of transitional tasks including but not limited to; demolition, flooring, lighting etc. In other cases, the Landlord may need to deliver  a full construction vanilla shell or turnkey tenant specific build out for their new corporate or franchise tenant. However, Retail, Service/Retail and Restaurant tenants often negotiate tenant improvement dollars from the landlord to perform their own interior build out their interior space. In both cases, landlords and tenants need highly specialized General Contractors with small to midsize teams who can perform standard to highly specialized design and build projects in the range of $50,000 to $750,000. 

Property Management Companies

We understand that No two companies are the same, as Property Management companies can specialize in home, apartment or even commercial tenants. Often, there are smaller companies with 50 to 200 renter / tenant doors, and up to 300 to 500 doors, and 500 to 1000+ door’s under their management. These companies operate to very strict federal state and even local regulations with regards to all Landlord laws and Tenant safety, health and habitability. With as many as 50-300 high tenant requests, with a large % frivolous or tenant induced property maintenance can cause higher office overhead, staffing problems, and consistent vendor reliability and shortage issues. Whether it is a small or large repair, specialized plumbing or electrical issue, a emergency water or broken pipe or interior or exterior violations, inspection or structural damage and repairs, having a primary or secondary outsourced team to respond with urgency and reliability is essential for all Property Management companies. 

Investors / Property Owners

We fully understand the frustration of owning and supervising your own rental homes, duplexes, multi unit, and larger apartment buildings. With a natural vacancy rate, a mortgage payment, there is NO room for frequent and expensive maintenance issues. We have large capital investments with and without mortgages in- and out-of-state. Regardless of how well intended local property management companies claim to be, there is consistent frustration of being caught financially between a property management company’s internal objectives to protect the safety, health and habitability of tenants while maximizing the return on a property investment for us as landlords. While good intentions may exist, how can property managers serve the demanding needs of two masters: their tenants and landlords?

First, like you, we own investment properties, and we consistently experience property management companies managing 200-1,000 homes and apartments renter doors overwhelmed and overworked just trying to market, acquire, place and communicate with hundreds of calling tenants to protect their safety, health and habitability. Regardless of how hard property managers and their caring staff try, every day, the internal office experiences labor costs and frustrations with initiating and then supervising endless maintenance orders from what some property managers refer to as frivolous, unnecessary tenant repair requests.

Yet, regardless of truth or fact, a landlord is going to be charged for maintenance coordination and material markups and not receive proper best practice price-estimating services from competent local providers. Property managers also complain that their vendors come and go, may not show up at all and have too much work, all causing upset tenants to relocate. Your property management company may have no discounted prices and is loyal to their vendors simply because they have repair order volume, sometimes as much as 100-300 repair tickets a month. As the landlord, we are now again on the receiving end of escalating price creep, because these maintenance providers know property management companies are beholden to them. So it’s a quiet understanding: you respond immediately to our calls, and we will be extra loyal and turn our head on your pricing! And rightfully so, as they are legally required to send maintenance teams to the property. Regardless of uncertainty or frequency of the tenant complaint, somebody has to go look at the tenant issue (resulting in additional cost), and then it’s another argument about who is responsible for the cost of repairs − the tenant or landlord.
